HUDA plans 58 new sectors for Gurgaon

The Millennium City is all set to grow spatially. The Haryana Urban Development Authority (HUDA) and the Town and Country Planning department are planning to develop as many as 58 new sectors. The fresh spate of development will stretch the city towards Badshahpur and Sohna townships located towards the south.

The process of acquiring land for the project is underway, sources said. As of now, 1,417 acres of land are being acquired from eight villages for the first-phase of work under which 10 sectors (58 to 67) will be developed. While Sectors 58 to 63 will be residential,Sectors 65,66 and 67 will be residential-cum-commercial areas.

This is being done in accordance with the Gurgaon-Manesar Masterplan-2021, which has a provision for developing as many as 115 sectors in the city. The plan also envisages a multi-utility corridor and a commercial belt to be developed in the upcoming sectors.

Land acquisition notification for these sectors under Section 4 of the Land Acquisition Act has been completed and the case for Section 6 proceedings has been referred to the state authorities. Similarly, acquisition proceedings under Section 4 are in process for Sectors 81 to 95 and 99 to 115 (Sectors 96,97 and 98 are industrial sectors).

“We have acquired the land required for providing essential services like roads,sewer system,power and water lines,etc so that work on the plan can get started right away. By the time we reach the final stages of acquiring land for residential plots and other services, the essential utilities will be ready,” maintained a senior HUDA official.

The initial work is expected to be completed by the end of this financial year.

The villages from which land has been acquired in the first phase include Nangli Umarpur (177.69 acres), Midawas (335.61 acres), Badshahpur (393.53 acres), Tigra (0.76 acres), Ullahwas (262.71 acres), Kadarpur (36.88 acres), Behrampur (72.09 acres) and Ghata (137.80 acres).

Affordable housing complexes from NBCC stable

State-owned National Buildings Construction Corporation Ltd (NBCC) is coming up with affordable housing complexes in Uttar Pradesh, Gurgaon, Kolkata, Kochi and Patna.

The Mini Ratna PSU under the urban development ministry plans to build 7,000 houses each in Delhi-Saharanpur Highway, UP and Gurgaon. While the minimum price of a two-bedroom house will be Rs 7 lakh, the maximum can go up to Rs 14 to Rs 15 lakh.

NBCC has allotted 448 affordable houses in Rajarhat, Kolkata, where the price of a two-bedroom flat is Rs 14 lakh and a three-bedroom flat costs Rs 18 lakh. It will allot another 352 houses in the next phase of the project.

While the projects in Kochi and Patna are likely to be started in the next six months, the Gurgaon and UP projects are expected to be completed in the next two years.

“Affordable housing is the need of the day and the prices at which we are providing houses are very lucrative. We have sold apartments in Kolkata at Rs 1,325 per sqft and that is half the current rates of the market,” said Arup Roy Choudhury, Chairman and Managing Director, NBCC.

The company hopes to grow its turnover to Rs 3,000 crore this fiscal, compared to Rs 2044 crore in the previous financial year.

Apart from building residential projects, NBCC is also working on numerous power projects of BHEL, NTPC and others. “We do a lot of power projects, which account for 15-to-20 per cent of our revenue. Our primary profitability comes from these projects,” said Choudhury.
